For me it is dual dishwashers. New dishwashers use less than two gallons of water per cycle. And, I will add to that - quiet dishwashers. My other one is a huge walk-in pantry with a 2nd refrigerator.

Totally agree. To add to that, I believe replacing original front doors and garage doors also totally elevate a property. In my market, the housing stock is older with many homes built in the 1950s and 1960s. Slapping on a new coat of paint helps. New front door and garage doors (good ones that are aesthetically pleasing - not the basic white Home Depot or Lowes special) make a HUGE impact.

Agreed, large entities buying out residential homes honestly shouldn't be a thing and if so it should be capped to a limit per zip code or something. But honestly the whole idea of making profits off of not really providing no actual real value to the world is still mind boggling to me

Just curious? How much did you make last year? How many hours did you work? And why isn't there any pushback? If we want to get the pricing of housing down ... go after the banks and thier predatory lending practices. A dentist / doctor went to school for 8-10yrs ( $200k ) - a realtor perhaps 2 months of time ($15k). Pretty sure ( just speculating? ) a lot of realtors make more per hr than the docs? Why is that?

Realestate is based on the margin and you are not accounting for the baby boomers who have record high houses that hold more than half their retirement wealth. Also most in the catergory own two homes and the airbnb and vrbo catastrophe that is picking up speed. Real estate is local but layoffs are ramping up and eventually severance is going to run out then people will be forced to sell their 4 percent mortgage to move elsewhere to get another job because remote work for many are being eliminated come into the office or be let go. The supply shortage is a false interpretation we have not seen an environment where such a large group of people owned 40 percent of the housing market and their retirement is tied up in those homes as soon as one sells for less you are going to have baby boomers flood the market because they will be happy with 90 85 70 percent of value because this is their retirement. You already seeing this. Few markets are up in value most have frozen markets with little or no movement and movement there is in a downward trend in cost because of interest rates. New builds dont have to show incentives in their asking price but in some there is close to 50 thousand dollars in incentives meaning the real value of the home is 50 thousand less. Lowing the interest rate even 2 percent will not create new demand the average American house needs an annual income of 118000 just to qualify to purchase when the average is 71000 the math doesn't lie.

That's a lie. It's only urgent to the seller because they know the prices are going down over the next 12 months. Unless you're getting a great pre pandemic deal, it's not an urgent situation. Ask your realtor for a localized market breakdown.

I can only look at my area, for the longest time we had less than 300 homes on the market in my city, we are currently at 750 so inventory is building, this isn't even including those that didn't get offers and took it off the market.
